a website for estate agents: listings, plans, legal notes
business · 2026-10-29 · 3 min
an estate agency does not need a site to exist. it needs one for the properties it actually holds, with its name on them, and for the buyer who wants to call without opening the same listing on four other sites. the rest is a catalogue that goes stale in a month.
the listings are the site
one page per property, not a card in an endless grid. on that page: eight to twelve photos in a fixed order, the floor plan with real measurements, floor, lift, building charges, energy class, condition, contract type. the exact address can stop at the neighbourhood, because a buyer understands and an empty flat stays empty. filters help above twenty listings; below that they only make a small catalogue look big.
legal notes and data you do not publish
the energy class in the advert is an obligation, not decoration: if it is missing, the problem is yours and not the portal's. do not publish the owner's name and phone, documents, cadastral extracts, or plans with cadastral data attached. in the footer put company name, VAT number, chamber of commerce registration, insurance for the mediation activity, privacy notice. two lines that separate you from a facebook page with a number.
portal or your own site
the portal is useful because buyers are already there. but it hands the same contact to several agencies and charges you each time. your site catches the person who already has your name in mind, and lets someone check whether you are serious before calling. if you keep the same properties in both places, sync them: a flat sold three weeks ago and still online does more damage than one that never appeared.
photos, plans, what to remove
daylight, wide lens, verticals straight, lid down, bed made, no feet in the mirror. draw the plan with the measurements you took: 90 square metres and a drawing that does not add up lose the sale at the second visit. a map is useful for the area, not for the door number of an empty flat — how to add a map. then remove the autoplay carousel, the stock photo of keys, the history since 1998 and the valuation form with twelve fields.
faq
do i still need my own site if i am on the portals?
yes, for different reasons. the portal brings strangers comparing five agencies; your site convinces the ones who already heard about you and shows the seller how you present their property. it also keeps your name on the listing after the subscription ends.
can i publish the exact address?
you can, but it rarely helps. the neighbourhood plus a map is enough to decide whether to call, and it protects an empty flat. put the address in the appointment message, not on the page.
how many photos does a listing need?
between eight and twelve, all useful: entrance, living room, kitchen, bedrooms, bathroom, one detail and the view. forty photos of the same corridor add nothing and make the page slow.
